Of course, inexpensive guesthouses do not have swimming pools or security. Often the latter is replaced by members of the Thai family, which runs the shop and also lives in it.
However, all of Pattaya, absolutely all areas of the city are crammed with offers of budget accommodation in small guesthouses and apartments. Jomtien, Naklua, North Center, Zasukhumvitye - wherever you find yourself in Sin City, there are many signs “room for rent 300 - 400 - 500 bahts per day” everywhere. The main feature of housing in Pattaya is its location. The area to live is what you will have to choose first. Let's see what areas there are here.
Central Pattaya.
This is the most packaged tourist place, it is quite noisy, there are a lot of tourists, the sea is dirty. But everything is there: shops, cafes, nightlife, etc.
Pratamnak
Also in the center and also everything is nearby, but more “long-livers” live here. The sea is also bad.
Jomten
The sea here is already more pleasant, although also dirty. Many foreigners rent housing here for long-term stays. But to get to the center you will have to take a tuk-tuk (20 baht) or a bike (rent about 3 thousand baht/month).
North Pattaya
Northern outskirts with a dirty sea. Housing prices are lower than in the listed areas.
Najomtien and South Pattaya
Somewhere in the area around the Ambassador Hotel, the southern outskirts of Pattaya, where I lived, begin. It’s quiet here, you can live right on the shore of a nice, clean sea, waking up to the singing of birds in complete silence. Here you can rent a house with a pool for an average of 40 thousand baht or a condo for 20 thousand baht (the prices are very approximate, it all depends on the quality of the property). You can get to the center from here by white tuk-tuks (they go around Sukhumvit) or by bike. Personally, it was very convenient for me to live here, but partygoers may not appreciate the distance from the Center.
How to find housing for rent in Pattaya on your own
Search for housing through agencies and advertisements
There are three ways. The simplest, slightly more expensive, but reliable is only relevant for stays of 1 month or less.

Real estate agency. If you plan to stay for a period of 1 month or more, or you want it cheaper and have time to search, then you can look for housing in advance through the websites of real estate agencies. The main thing is to understand what area you want to live in by reading about it in advance here
Rental advertisements can be searched on sites that we search through Google (Yandex) for the queries “rent studio Pattaya” or “rent apartment Pattaya”, as well as in VKontakte groups where Pattaya residents gather - by the way, a fairly effective option, as well as through intermediaries in Pattaya itself - their offices can be seen everywhere in Central Pattaya and Jomtien.
The main thing is not to give money to scammers, which unfortunately exist. To do this, we verify the identity (or company) before making any advance payments. It is advisable to find live reviews and make sure that this company (or person) has existed for a long time and is real.
Most English-speaking intermediaries take a commission from the one who rents out housing (although Russian intermediaries can take a commission from those who rent - according to our Russian tradition - this point is clarified at the beginning of the search).
In groups there are also often advertisements for the re-letting of housing rented for a long time with a deposit. The deposit is usually taken in the amount of 2 months' rent, so if the tenant moves out early, he tries to find a replacement in order to return the deposit.
The main disadvantage of this method is that when choosing a condo or house via the Internet, you still won’t hear what roosters are crowing in the morning under the windows or what karaoke establishment is located nearby... Of course, you can try to clarify all this with the agents, but there is another way.
How to find accommodation in Pattaya on the spot yourself
And the third way: searching for housing locally. To do this, you need to come to Pattaya, stay in a hotel for 2-3 days (this is how long it usually takes to find housing on your own) and find an apartment or house on your own.
This method is not very good for high season and short-term rentals (December-February) - many good options may already be occupied. And the cost in this case will be higher.

We arrive in Pattaya, check into a hotel and go for a walk around the area. Of course, it will be more convenient to do this on a bike, but you can do it on foot. We choose condos that interest you, go in, ask if they have rentals, look and decide.
You can significantly simplify this method by contacting a realtor, who will help you find an option on the spot with viewings in your chosen area (and maybe suggest a completely different one that you will also like).
How to find a reliable realtor in Thailand
Unfortunately, I will not write you the exact name of such a person here, because a realtor is a non-permanent job and many people go through it, even reliable ones. Everyone I knew no longer works as realtors. You will have to find a realtor or real estate agency yourself through Google - on agency websites or in groups, or right on the streets of Pattaya, in the place where you will settle upon arrival. There are a lot of real estate agencies in Central Pattaya, Pratumnak, and Jomtien.
