Rent a condominium in Thailand. The cheapest condos in Pattaya for a long term. Renting a house: pros and cons
Rented housing - condos - are becoming increasingly popular in Pattaya. This is not a hotel, but familiar apartments of different size, location and price. When renting, a contract is drawn up that states:
- rental period;
- price per month;
- passport details of the owner and renter.
This type of accommodation does not provide breakfast or room cleaning. But the price is also lower than the hotel price.
At the moment, not every condominium agrees to rent for less than a month.
For daily rentals, Wi-Fi, electricity and water charges are included in the price. When concluding a long-term contract, the tenant pays for utilities themselves.
Important! The cost of a light unit is 5 baht (0.16 USD), water – 35 baht (1.14 USD) is currently legally fixed.
You can find a suitable option from Russia by contacting in advance the agency that rents out condo apartments. But it’s best to rent a hotel for a few days and travel around the selected complexes on your own and look at the offers.
This method is good because you can immediately see what the apartments actually look like and you can often negotiate a discount. However, there is a fly in the ointment; there may simply not be any free rooms in the place you like.
Important! It is more profitable to rent an apartment from April to October - the so-called low season. The rest of the time (high season) housing prices rise.

- Check to see if you need to pay for final cleaning at the end of your stay. Service cost from 800 (26.10 USD) up to 2500 baht (81.56 USD).
- Make sure there is sufficient water pressure. There are frequent interruptions on high floors.

- Check for mosquito nets.
- There should be no insects in the apartment.
- Upon check-in, the condo owner is required to notify the immigration police about the tenant; this requires a copy of the passport. If you plan to stay longer than a month, make sure everything is recorded.
- Check the quality of Wi-Fi, if the availability of this service is specified in the contract.
- There is no daily cleaning service in the condo. If necessary, it can be ordered at the reception. The cost depends on the rondo and ranges from 500 (16.31 USD) up to 1500 baht (48.93 USD).
- Save your host/helper's contact details. If any problems or breakdowns occur, please report them immediately.

Most Russians dream of spending one or two months in an exotic paradise. Usually, a standard two weeks on a tourist package is not enough to completely relax and forget about all the problems. Psychologists say that after a year of righteous labor in a strict rhythm, and this is exactly how our compatriots work in the capital and on the periphery, the body requires thirty to forty days of rest to recover. Therefore, the dreamers who vainly dream of overseas shores and exotic resorts are not so wrong. But in fact, it is very easy to achieve what you want. To do this, you need to buy a ticket to Thailand and rent a condominium in Pattaya. The resort town, which our compatriots love so much, offers them a unique opportunity to rent housing inexpensively and spend one, two, or even three months by the sea. Moreover, with some experience, the cost of such a vacation will be significantly lower than a tourist package. And what can we say about the duration of the rest! No agency will sell you such a tour. In principle, finding suitable housing and drawing up a contract in Thailand is quite simple. However, in Pattaya, renting apartments, rooms and condos has a number of nuances and requires some experience. This will be the main topic of this article. Do you want to know how to rent an apartment in Pattaya? Then this article is just for you.
What's better to rent?
Thailand and Pattaya, in particular, are places where you can come with just return tickets in hand. You won't need much time to find suitable housing. Usually the most fastidious tourists find the right room or hotel room in a maximum of three days. Let us immediately clarify that at the resort it is easy to rent not only an apartment, guesthouse or condo, but also an inexpensive hotel. It all depends on how long you are coming on vacation.
If your vacation will not last more than two weeks, then start looking for a hotel room. There are surprisingly many of them in Pattaya - from the cheapest without air conditioning to luxurious ones that include three meals a day.
For those who prefer a longer-term vacation (from a month to a year), we can recommend renting a condominium in Pattaya, a house or small apartments. Even beginners who have never rented a home abroad on their own will be able to cope with this matter without any problems. Literally at every step in the city there are banners with offers for rentals. They contain information about the landlord, photos of apartments and rental prices. Tourists can only choose the appropriate option and conclude an agreement.
However, it is worth keeping in mind that in Pattaya you can rent housing directly from the owner at the reception or through real estate agencies. What will be the most profitable? This question is difficult to answer. Typically, agencies take a commission of ten percent of the cost of housing, but in order to compete with owners, prices are often not raised. Although sometimes there are other agents who are trying to openly make money from tourists. In turn, you can rent housing from the owners right there at the reception. They will always tell you which apartment is available and show you several options to choose from. To prevent condos from sitting idle and not having to pay for them out of pocket, owners can give a few thousand baht to the real tenant.
It is worth considering that each type of housing has its pros and cons. They need to be studied so as not to make a mistake with the choice on the spot.
We rent a hotel room
Hotels or guesthouses are located at literally every step of the resort. And if you plan to spend money on entertainment and excursions during your vacation, and not on an expensive room, then you can easily find something decent for six hundred baht a day.
Advantages and disadvantages of staying in a hotel
The advantages of such accommodation include relative cheapness, breakfast included and proximity to the sea. In addition, you won’t have to worry about anything: the room will be cleaned, the trash will be taken out, the bed linen will be changed and a lot of other services will be provided.
There are also disadvantages to such living. Based on the cost of a hotel room for a month, it will not be so cheap. In this case, a condominium in Pattaya will be a more suitable option. It is worth considering that you will have to eat in a cafe, and this is also a certain expense item. And yes, for many tourists a significant disadvantage is the lack of a swimming pool. And many inexpensive hotels are guilty of this.
Renting a house: pros and cons
Almost every Russian considers living in his own home on the shores of a warm sea to be the height of bliss. And such a scenario is possible in Pattaya. In a rented house you will be pleased with the huge area, the presence of all the necessary equipment, a swimming pool, and if you wish, the owners will even let you come here with your pet.
But enough about the advantages; there are also obvious disadvantages to such an arrangement. First of all, remember that renting a house cannot be cheap. Even the most modest cottage will cost tourists an amount equal to forty thousand baht. And this is during the low season.
To this amount it is worth adding the cost of water and electricity (and they are quite expensive in Thailand). You will pay at least five to seven thousand baht a month for a large house.
The disadvantages include the location of the houses. Most often they are located in special cottage villages, from which it takes at least forty minutes to get to the sea by bike or taxi.
Renting apartments in Pattaya: the best option for tourists
Apartments, or condos as they are called here, are the most suitable option for tourists planning to spend at least one month at the resort. This type of accommodation is chosen by those who expect to feel at home in Pattaya. And condos allow you to do this: they contain all the equipment necessary for life, a designated area for the kitchen, and the surrounding area is usually guarded and includes a swimming pool, a gym, and often a sauna.
Condominiums in Pattaya are represented by developers very widely. Tourists can choose from slightly shabby apartments near the seashore to luxury apartments located in the newest and most modern complexes. Moreover, their prices most often do not differ from each other.
The sea can be seen from the windows of many condominiums in Pattaya. And this is precisely the cherished dream of Russians living in the northern regions of the country.
There are few downsides to living in apartments while on vacation. Usually called neighbors. Not everyone is always lucky with them. Some people rest too loudly and this can be heard very well through the thin walls of their houses. Also, the disadvantages of condominiums include certain difficulties in renting housing with pets. Apartment owners do not rent them out to such tourists, and if they do, they will noticeably raise the price.
What determines the cost of a condo?
Before planning a vacation, you need to find out how much you can spend on rent. And this is only possible by studying the Pattaya real estate market and its features.
Naturally, in a seaside resort, the cost of a condo will depend on its location relative to the coast. Even the oldest condominiums, two minutes from the beach, will cost the same as a new building some distance from the sea.
The price of a condo varies significantly depending on the rental period. If you plan to rent an apartment for a period of three months or more, you can count on a discount. And when renting for six months or more, the owner of the property will discount about thirty percent from the initial cost. The most expensive will be daily rent and for a period of less than thirty days.
The season in which you plan to come to the resort is also important. The period from October to March is considered high season in Pattaya. Therefore, in these months, housing prices rise by approximately thirty percent. In addition, the best condos will be occupied by tourists from all over the world. If, however, your vacation falls during this period, then you need to book accommodation no later than August. And it will be even more reliable to do this at the end of spring.
Our Russian summer is the rainy season in Pattaya. However, in reality, precipitation does not occur every day, and the air temperature is quite comfortable for excursions and trips. Despite this, the number of tourists is decreasing significantly, and therefore prices for rental housing are falling.
When renting rooms, it is important to consider the area of the resort city. Some neighborhoods are considered elite, while others are quite accessible to most Russians.
So, let's discuss the average prices for apartment rentals in Pattaya, based on everything discussed above in the section.
Features of rental housing in the Central and Southern regions
These places are the center of Pattaya's nightlife. Almost all the city's entertainment venues are located here. There are also a lot of shops, supermarkets, souvenir shops and shopping centers. Cafes in these areas are quite inexpensive and offer a wide selection of dishes - from fast food to traditional Thai food.
Transport here runs regularly until midnight. However, the beaches in this area are quite dirty, which is not suitable for tourists with children. Although even new condominiums in these areas have lower rental costs than average. In Pattaya, in a condominium in the Central district, you can rent an apartment for ten thousand rubles.
Naklua and Northern region: description of the area
This part of the city is considered more prestigious. Therefore, the beaches here are cleaner, restaurants are more expensive, and shopping centers are boutiques with the best goods of European brands. However, it is mainly Europeans who settle in these areas.
Housing costs are average. For example, in December it is difficult to rent a studio room here for less than twenty thousand rubles.
Pratumnak district: the center of the elite
The price of a condominium in Pattaya in this part of the resort is beyond the pockets of most Russians. That’s why you rarely see our compatriots here. The main tenants of the condo are elderly European couples who value tranquility and are willing to pay money for the magnificent view from the windows of their apartments located on the hill.
Interestingly, there are practically no tuk-tuks operating here. Tourists travel only by taxi, and prices in cafes and souvenir shops are sometimes off the charts.
The minimum cost of renting housing starts from twenty-five thousand rubles per month. For this money you will rent a small studio not on the highest floor.
Jomtien Beach
The most reasonable prices for renting condominiums in Pattaya (Thailand) are in this area. Many people call Jomtien the “Russian quarter”. Here you can have lunch in a Russian restaurant, and buy products traditional for our cuisine in the store.
Jomtien has a very developed infrastructure. Almost every condominium has laundries, internet cafes, and small and cozy restaurants. The beaches in this part of the city are quite crowded. If you evaluate their cleanliness using a five-point system, they will receive a solid C.
How to rent an apartment in Thailand
In Asia, of course, there are cases of fraud when renting housing. But most often, reliable and responsible people deal with real estate, but in order to ensure that the apartment and its price do not disappoint you, you need to ask the landlords as many questions as possible.
Be sure to find out the amount of the deposit and how to return it before concluding a rental agreement. It is worth abandoning the condo if the deposit exceeds its monthly cost and is returned upon departure by bank transfer. Under such conditions, there is a high probability that you are being deceived.
If you are satisfied with the price and appearance of the condo, then inquire about utility bills. Usually they fall on the shoulders of tourists, but they are calculated differently in each condominium. Electricity in Thailand is measured in units, with a normal price of four to eight baht per unit.
Often, the rental price does not include payment for the Internet. It is not cheap in Thailand and you can easily pay another six hundred baht for a month.
Keep in mind that Thais may not write a rental agreement in English. You should insist on this, because otherwise you will be signing a paper whose text you cannot even read.
Each contract specifies meter readings. Before signing the papers, go to the landlord and check the testimony. There are cases when incorrect data is entered into a contract.
If you have agreed to have a safe, then take the time to check its operation. Sixty percent of the time, condo safes are faulty.
The same applies to equipment in the apartment. Before signing the contract, you need to go into the condo and, together with the landlord, check the serviceability of the plumbing, kitchen appliances and other equipment. If this is not done, then if it breaks down you will have to repair it all at your own expense.
When we got ready to move to Thailand, we immediately thought about how to rent a house in Pattaya. After analyzing all the options, we settled on renting a condominium in Pattaya. But there are other ways to settle in Pattaya: rent a house, an apartment, live in a hotel... For readers of our site, we have outlined the pros and cons of different types of rental housing in Pattaya, and you draw your own conclusions!
For our foreigner brother, there are several ways to spend a vacation or live in Thailand (as, in fact, in any country, including your own). For example, in Pattaya you can rent a house, an apartment in a condominium or stay in a hotel. Let's consider all three options.
1. Rent a hotel room in Pattaya
We ourselves usually book hotels through the website Hotellook.ru - not only in Thailand, but all over the world. The advantage of this site is that it compares prices in different booking systems and selects the best options. On it you can find hundreds of hotels in Pattaya and choose the one you like best:
But it’s best to take advantage of our selections of Pattaya hotels by area and more. These selections have one thing in common: the best price-quality ratio of all the options presented. So bookmark this page if you are planning to rent a house in Pattaya - you won’t find a better review!
There you will also find instructions on how to book rooms in your favorite hotels. It's very simple.
Hotels in Pattaya can be found for every taste: from cheap accommodation for backpackers to expensive and luxurious accommodation for oligarchs.
Pros of renting a hotel in Pattaya:
- Inexpensive. Hotels in Pattaya are relatively cheap. For example, for up to 600 baht per night you can rent a quite decent room in a hotel or guesthouse in Pattaya with breakfast not far from the sea.
— No worries, no hassle. If you rent a hotel in Pattaya, you can relax: they change your linen, feed you breakfast, and take out your trash.
Minuses:
- If you stop for a long time, will be more expensive than renting a condominium in Pattaya. First of all, because you will have to eat on the street. Yes, street food is common in Thailand and it is cheaper than in many countries. But still, eating in a cafe every day will be a little expensive.
— Staying at a hotel in Pattaya is a quicker option for vacation, not for permanent residence. A hotel is not an apartment in which you can arrange everything the way you want. You can’t buy a more comfortable chair there, you can’t install a stove for cooking. Eh...
— In inexpensive hotels in Pattaya often no pool.
2. Rent a house in Pattaya
Rent a house in Pattaya: houses for rent in Thailand are often located not in an open field, but in a closed area with security and a swimming pool.
Many of those who fly to Thailand for a long period of time prefer to rent houses or apartments. In order to rent housing, you can contact one of the many Russian real estate agencies in Pattaya (their websites).
Pros of renting a house in Pattaya:
- This is a house! Separate housing!
— Big square. As a rule, private houses in Pattaya consist of several rooms.
— In a private house usually has everything you need for life: washing machine, stove with oven, large refrigerator, etc.
- Mostly no problem pets allowed(how to transport a cat to Thailand,).
Disadvantages of renting a house in Pattaya:
— Price. How much does it cost to rent a house in Pattaya? Depends on the location and area, but finding options cheaper than 15 thousand baht is not easy. So if you want to live in a private house, then be prepared that you are unlikely to be able to rent housing in Pattaya inexpensively.
— Location. Renting a house in Pattaya by the sea is very expensive. And those houses that are cheaper are located in East Pattaya, that is, behind Sukhumvit Road (castle, in short). So you will have to get to shopping centers, etc. by rented (or purchased) car or motorcycle. And for this you will need international or.
3. Rent an apartment in Pattaya
The popular residential complex Jomtien Beach Condominium, where we rented an apartment in our first month of living in Pattaya.
Rent an apartment in Pattaya (for a month, for two weeks, for several years...) - in our opinion, the best option for permanent residence. That's why we settled on it))) At first we rented an apartment in , but then they bought their own home . So, advantages of renting an apartment in Pattaya:
— Price. Renting a condo in Pattaya is the cheapest rental option.
— Wealth of choice compared to private houses. There are areas in Pattaya where there are no private houses at all, or they are very expensive, or have already been rented for a long time. There are condos everywhere (except for some areas of East Pattaya, perhaps).
— In many condominiums in Pattaya Is there a kitchen or stove for cooking, which allows you to save on food.
— You can see the sea from the window))) For us this is not important, but for many it is of great importance. From the window of the house, as you understand, you can only see the road or vegetation. Which is also, in general, not bad.
— Infrastructure. Many condominiums in Pattaya have their own territory, swimming pools (or even more than one), restaurants, massage parlors, etc. But not all - you need to clarify.
In general, if you want to rent a house in Thailand, then renting an apartment in a condominium in Pattaya, in our opinion, is the best option in terms of price/quality ratio. All, including Russian real estate agencies in Pattaya, offer many options for renting an apartment in Pattaya inexpensively (and expensive too). And the disadvantages here can only be individual - either the condo will be “killed”, or the area is small, or the owners are harmful, or something else. However, there are also common cons of renting an apartment in a condominium in Pattaya:
— It is difficult (but possible) to rent a condo in Pattaya with pets. Because in most condominiums in Thailand, keeping cats and dogs is prohibited (although on the streets here it is). So if you have a calm cat, hamster or lizard of some kind, you can keep it on the sly. If you have a large dog that occasionally raises its voice and demands to be taken for a walk, then prepare some money for the house (and renting a house in Thailand is not the cheapest thing) or negotiate this separately with the owners.
— Neighbours. Many people do not live in condominiums in Pattaya permanently, but rent an apartment for the duration of their vacation, for a week or two. And they spend their legal rest quite vigorously, with libations and chants. It's good that it won't last long :)))
Like these ones pros and cons of renting housing in Pattaya we have allocated for ourselves. Perhaps during our stay we will find some other aspects. And if you, dear readers, have anything to add, we will be very grateful! We are ready to discuss, argue, and also change and supplement this article!
And if you want not to rent, but to purchase housing in Thailand, then be sure to look at , which we sell inexpensively!
We lived in Jomtien Beach Condo for exactly a month - we rented a studio apartment for 9,000 baht in building A3. If we had a long-term lease, it would be cheaper. For water and electricity it cost 1500 baht. We present to your attention a photo report about this condominium - quite popular among Russians - as well as a short summary of its main advantages and disadvantages.
Residential complex Jomtien Beach Condominium, where we spent the first month of our life in Thailand.
General information about Jomtien Beach Condo
Residential complex Jomtien Beach Condominium consists of five buildings. Two 15-story buildings (S1 and S2) are very close to the shore, a couple of hundred meters. Three more 18-storey buildings (A1, A2 and A3) are further from the sea, across the road (Second Jomtien Beach Road) from them, also in a closed area. All apartments are the same, have a microscopic balcony in the shape of a triangle (with the exception of some corner ones). However, many owners buy neighboring “units”, cut through the doors and turn them into two- or three-room apartments. Therefore, if you are wondering “why two bathrooms in a Thai two-room apartment?” - now you understand why)))
In addition to the housing itself, Jomtien Beach Condominium has very good infrastructure. About it - in the description of the pros and cons of this condominium, as well as in our photo gallery, which will allow you to feel like a guest of this popular residential complex)
So, the cons Jomtien Beach Condominium:
— small area of the apartments themselves – about 30 sq.m. Although real estate sites everywhere claim 32 sq. m, but that's not true;
— uncomfortable balconies — there is no place to put a breakfast table on it for two people;
— age of condo : although renovations have been made inside all buildings and on the facades, such architecture and similarity to a hostel are no longer popular in Pattaya;
— Internet . Wi-fi at Jomtien Beach Condominium costs 450 baht per month, and the connection is very weak. But this, unfortunately, is a feature not so much of a specific condominium, but of the Internet in Thailand in general.
pros Jomtien Beach Condo:
— location relative to city infrastructure : near Jomtien beach (No. 4 in ours), minibuses, bank, night market.
— location relative to the center . It takes about 20-25 minutes by minibus to Walking Street, so it’s a long way from the buzz, traffic jams and ladyboys (and yes, we count that as a plus!)
- herself condo infrastructure : covered parking, two gyms, two swimming pools, in which the area is fenced off for children and there is depth for adults. And also shops, cafes, free bicycles (albeit completely destroyed)))
— price : decent apartments in Jomtien Beach Condominium cost from 900,000 baht, double units - from 1,600,000 baht. Long-term Rent in Jomtien Beach Condominium starts from 7,000 baht per month. In such proximity to the sea, such price options are not easy to find.
