Phuket beachfront bungalow with pool. Bungalow Phuket (Chalet), Kamala (Thailand) deals. The best villas on Koh Samui
The story will be based on an example Koh Samui, which is considered quite expensive compared to other places in Thailand that you can choose from.
A little information about Koh Samui
Koh Samui covers an area of 229 km², which is 4.5 times less than the area of Moscow and 4 times less than Kyiv. Around the island there is a ring road, the length of which is 52 km. That is, the island can be considered a fairly large city (in fact, Koh Samui has been an independent city since 2008), and its settlements are districts. As in any city, the "districts" of Koh Samui differ from each other - each has its own personality. The densely populated north is completely different from the wild and completely non-tourist south, and the east, with its two major cities- lively Lamai and never sleeping Chaweng are the exact opposite of the west with its beautiful bays for meeting sunsets and the port of Nathon.
At first glance, it's hard to tell. What to prefer - the proximity of large supermarkets or peaceful silence, a house with a view or nice beach near? It is up to you to decide, guided by photographs and descriptions in advance or upon arrival on the island, seeing with your own eyes. So, we come to the main question: “Where to look for housing?”
Where to look for housing, examples of houses and budget
I know two ways to find housing on Koh Samui (as well as in many other places in Asia):
1. Book in advance through the sites of intermediaries offering properties for rent throughout the island.
2. Come to the place and find a house to your liking on your own.
In both cases, there are a number of pros and cons.
1. Rent through an intermediary
+
: it will be easier and more peaceful for you to go to another country, knowing that you immediately have a place to live.
−
: the house will cost more, you may not like the area, the place or the house itself, but the month will already be paid.
Searching for "rent houses Koh Samui" you will find not so many sites offering housing for long-term rental. One of these sites is samuidays.ru. Thanks to him, three people from Kiev found themselves such a two-story house with 2 bedrooms, 2 bathrooms, a living room combined with a kitchen, and a spacious veranda overlooking the sea.
The cost of such a house is 16,000 rubles ($520) per month. To this amount, we must add another 1,000 rubles ($32), which the guys pay monthly for water and electricity, as well as 700 rubles ($23) for the Internet.
Total per month: $575.
Another option found through an intermediary.
This house is almost the same as the previous one (also 2 bedrooms, 2 bathrooms, a kitchen, a living room and a veranda), but the repair and furnishings are a little better, the kitchen has all kinds of household appliances, a good stove with an oven, outside there is a small garden and a large swimming pool , which is divided between 3 houses. Cost: 20,000 rubles ($650), 1,300 rubles ($42) for water and electricity, 1,500 rubles ($48) for internet.
Total per month: $740.
In addition to sites about Koh Samui, look for accommodation also on the agoda.com booking service, but most of the offers there are for daily rent.
Important! Don't be afraid of the word "intermediary". Keep in mind that in Thailand, the owner of the house pays the agent a percentage of the transaction, and not the tenant (as we are used to).
2. Independent search for housing
This is a very interesting and tempting, in my opinion, option for selecting housing, which will be appreciated by people who are open, courageous and certainly adventurous.
+
: self-selection of housing will allow you not only to save money, choose exactly the part of the island that you like, but also to find out what life is like for a real average Thai - without air conditioners, pools and hot water, but with vintage furniture, pets and kayaks on the shore ( for some, this reason will be in the minuses).
−
: spending at the beginning on daily rent, moving from place to place (although this can hardly be called a minus if you have more than 3 suitcases), the need to communicate with Thais in sign language or very (well, very) primitive English.
And here are 2 examples of such housing.
A small house by the sea in a calm bay where fishermen live. The house has only one room, a bathroom, a summer kitchen with a minimum set of utensils and a large veranda with a huge table. Obviously, you won’t come to live in such a house with your family, but for a lonely programmer it will do. House: 8,000 rubles ($260), electricity, water, internet included in the price of the house ($0).
Total per month: $260.
And here is another option for a tie-style home.
This type of house is called a shop-house. Such houses often stand in settlements along the ring road, where Thais live (on the second floor) and work - the gates open and on the ground floor there is a shop - products, souvenirs, various useful little things.
In the case of the house rented by three guys, also from Kyiv, instead of a store downstairs there is a huge living space with a sofa, tables, wardrobes and everything you need for life. On the second floor there are 2 rooms, fenced with wooden walls - simply and without pretense.
Rental price: 10,000 rubles ($325), electricity and water - 400 rubles ($13), internet - 400 rubles ($13).
When deciding how to rent a bungalow in Phuket, it is worth choosing from three main options - rent through a Thai real estate agency, rent through Russian realtors and rent directly from the owner.
1. You can rent a bungalow in Phuket through Thai realtors, but the contract with them will be in Thai or, at best, an English version can also be drawn up. If you are not fluent in either one or the other, you cannot recommend such a deal.
2. Renting a bungalow through Russian real estate agencies in Phuket will be the best option, in which you will save time and gain little confidence that you are signing, as a contract will be drawn up for you in Russian. Options for renting bungalows can be viewed on the websites of these realtors, although live housing may not differ for the better. The best but more expensive accommodation would be a bungalow by the sea, but during the summer the sea is rough and swimming may be in question.
When drawing up a contract with any real estate offices, look carefully at the amount of additional payments. In most cases, the one who rents a bungalow has to pay extra for internet, electricity and water. Before signing the contract, check the meter readings and the figure that is written in the contract. You will also have to pay a deposit in advance, equal to the full monthly fee, ie. not yet living a single day in a bungalow, you will have to pay immediately for 2 months. At the end, when you move out, you either return the deposit or it goes towards payment for the last month of residence. This should also be written into the contract. Now you understand why it is better to rent a bungalow through Russian realtors, although there are also many scammers among them. Before choosing an intermediary, read online reviews about his agency.
3. When considering the option of how to rent a bungalow in Phuket without intermediaries, you will have to do everything yourself. On the Internet, you can find out the location of the rented bungalows and, upon arrival in Phuket, visit there. It is not a fact that during the peak season you can find something suitable, but in the summer most of them are empty.
If you decide to relax in Phuket and still don’t know where you want to stay, but are thinking about a bungalow, then keep in mind that this option is usually somewhat more expensive than a hotel room, but still noticeably cheaper than renting a villa or a large house. A bungalow is a small cozy house, usually located among gardens and exotic plants, in a secluded place on the territory of a large hotel complex. The bungalow may not have air conditioning, but in this case there is an air fan. There are bungalows with air conditioning and other amenities.
As a rule, a bungalow has its own bathroom, but there are options that include a shared shower room and separate toilets. It already looks more like a hut in the forest, but in order to increase the cost of living in such a place, it is also called a bungalow.
Bungalows may also include breakfast, but this is not always the case.
Short term bungalow rental
For those who come to Phuket or on vacation for a couple of weeks, bungalows on the territory of hotel complexes are best suited. The peculiarity of this accommodation is that the employees will do all the cleaning in your house, as well as monitor the cleanliness and order around it. The downside is that this option is significantly more expensive than long-term rentals. Often a 2-week rental is more expensive than a month's rent for the same option.
You should look for a bungalow for a short vacation in Thailand on sites that aggregate offers from hotels. If you are arriving during the low season, you can simply walk along the beach and if you like anywhere, contact the property directly. In the high season, it is better not to risk it, as there may not be free bungalows.
Bungalow rental on a long-term basis
Bungalows for a long time can be offered both by the hotels themselves (in this case they always make a significant discount compared to the daily payment), and by local residents who sometimes build small houses for tourists right on their property.
You can contact a real estate agency that will select the right option for you, but you can walk around the areas of interest to choose a good house on your own. If you rent a bungalow for a long time, you can count on a very budget option.
It is possible to choose a bungalow in Phuket for a long time and via the Internet, for this you should look at local sites specializing in real estate. Be careful, sometimes bungalows look better in professional photographs than in reality.

Bungalow is an ancient Hindi word, which is called in Southeast Asian countries small houses designed for a single family or one person. Due to the cheapness of building materials and the simplicity of construction, these buildings are the most common type of dwelling in tropical countries.
With the economic development and urbanization of Thailand, the popularity Classic Bungalows(with minimal amenities) is gradually subsiding, and these houses are being replaced by more progressive housing. Now the Bungalows are mostly inhabited by residents of rural areas, suburbs, and all other Thais are trying to acquire a more solid housing: a cottage, a condominium, an apartment, etc.
We recommend renting accommodation on safe sites:
- Booking.com is the world leader in hotel rentals.
- Hotellook.ru - compare prices for hotels in 70 booking agencies
- Agoda.com - search the best options among 2 million hotels and inns
Characteristics:
- installed on piles. Flooding during the rainy season is common in tropical countries, which is why most Bungalows stand on high piers. By the way, such a design feature allows you to install the Bungalow directly above the water, so houses above the river, lake or sea are not uncommon here;
- constructed from lightweight materials- wood, bamboo, woven straw and clay. There is no insulation, because it is always hot in the tropics, the windows are present and usually glazed so that insects and animals do not get into the house;
- has one or two interior spaces, as a rule, one large room where the whole family sleeps, one bedroom (optional) and a kitchen. It can also consist of one single room and a cooking corner;
- has a large veranda, which can take up to half the size of the house. It offers views of the tropical garden, pool or sea. Usually in this place there are chairs and tables;
- has a minimum of amenities. The cheapest Bungalow has electrification, but may not have running water and sewerage, so you have to buy imported water or collect it elsewhere, as well as go to the “toilet type” toilet on the street;
- minimalist decoration and furnishings. Inside there is only the most necessary furniture and household appliances, as well as a few decor items, a carpet or a mat;
- electricity and water meters are often missing so utility bills are included in the price.
In large resorts, almost all bungalows are equipped with all the necessary utilities, and in addition to light, water supply and sewerage, there will be air conditioning, electric oven or microwave and even a Wi-Fi router.

Rent a hotel through an intermediary or on your own?
Tourists who do not speak English (and even more so Thai) are best to resort to real estate agent. Such a step, although it will require additional costs, will save you from fraud on the part of landlords.
Buy a bungalow - prices, nuances
Thai law prohibits foreign nationals from owning land(and, accordingly, the house that is built on it). Besides, foreigners in Thailand have the right to own only 49% of real estate. The remaining 51% must be owned by a Thai citizen (Thai husband or wife, condominium neighbor) or a Thai legal entity.
There are several ways to circumvent this limitation, but all these methods are very expensive, which greatly complicates the purchase of housing by foreigners and increases its cost many times over. That's why even the simplest forest bungalow will cost a foreigner tens of thousands of dollars.
